Rental housing providers are required to provide mold booklet effective January 1, 2022.

The booklet, entitled "Information on Dampness and Mold for Renters in California," explains the potential health risks that may result from exposure to mold. It must be furnished to prospective residential tenants prior to entering into the rental or lease agreement.

City of Los Angeles considering whether to decouple its eviction moratorium and rent freeze from its ongoing state of emergency.

We hope that cooler minds prevail as the City Council agrees to review all emergency orders and ordinances that are tied to the local state of emergency. L.A.'s eviction moratorium has gone on now for more than a year and a half and it's long overdue for policymakers to revisit California's most draconian rules.

The city administrator will return with a report in 30 days and of course, MT Evictions will keep you posted and plugged-in.

Long beach clamps down on evictions relating to substantial remodels.

Under a recent proposal, the Long Beach City Council gave the thumbs up to strengthen its "just cause" eviction protections. When property owners contemplate construction work that would result in a no-fault tenancy, he or she must notify the city. In turn, the city will dispatch "housing navigators" to assist displaced renters.

The proposal also imposes hefty fines on violators and increases permanent relocation fees to $4,500 or two months' rent, whichever is higher. We'll expect further news in early 2022 as the measure returns to the council.

Our community should be aware of key provisions of a new waste law that goes into effect on January 1, 2022.

Banana peels, chicken bones, and leftover veggies won’t have a place in California trash cans under the nation’s largest mandatory residential food waste recycling program that’s set to take effect in January. Organic waste must be separated from regular trash and recyclables.

Owers of multifamily properties with five units or more must educate tenants about their local organic waste recycling program and provide information to new tenants within 14 days of occupancy.
